Mixed-use property located in the heart of Broward County in Plantation, Florida. The complex includes a three-level regional shopping center anchored by Macy's and Lord & Taylor, an office lower anchored by Cigna and a 263-unit Sheraton Suites Hotel. A 2000 expansion featuring entertainment retailing includes a 20-screen AMC Theater mega-plex.

UNITED STOR-ALL
Acquired substantial interest in fully integrated development company which acquires and develops self-storage facilities. The business strategy anticipates the development of approximately 20 new self-storage properties in the northeast and Florida over the next 3 years.

LATHAM COMMONS 300,000 square foot
Power center located in Albany, New York. The development will be completed in 2000 and is anchored by Home Depot and Target.

WRIGLEY BUILDING 385,000 square foot
Industrial building located in Santa Cruz, California. A redevelopment has been completed in 1999 adapting the building for office and R&D tenancy.

THE HOTEL BURNHAM
122-room European-style hotel located in the heart of the "Loop" in downtown Chicago, Illinois. This landmark redevelopment project was placed into service in October 1999 and is operated by The Kimpton Hotel and Restaurant Group.

ROCKWELL CAMPUS 200,000 square foot
industrial building located in suburban Chicago in Darien, Illinois. Development of excess land will total approximately 150,000 square feet of office uses.

400 POST STREET 62,000 square foot
Four-level specialty retail building located on the world-renowned Union Square in San Francisco, California. This landmark redevelopment has been leased to The Disney Store, Borders Books and Morton's of Chicago - The Steakhouse.

PALMAS DEL MAR
102-room Candelero Hotel and 80-room Palmas Inn located within the 2,700 acre Palmas Del Mar resort on the Caribbean Coast in Humacao, Puerto Rico. The hotel is managed by Wyndham Hotels and the inn is managed by Regent International Resorts.

THE TOWNHOUSES AT PALMAS
110 luxury casitas were developed on the grounds of the resort and completed in 1998.

DUO FAST FACILITY 477,000 square foot
Industrial building located in the heart of the O'Hare Airport distribution/ warehousing district in Chicago, Illinois. An adjacent 12-acre parcel will allow for the development of an additional 250,000 square foot build-to-suit facility.

PEMBROKE ENTRANCE 330,000 square foot
Power retail center located in Pembroke Pines, Florida. The development was completed in 1997 and is anchored by J.C. Penney's, Burdines, Ethan Allen and Walgreens.

SAPPHIRE BEACH HOTEL
171-room five-star resort hotel and marina located on St. Thomas in the U.S. Virgin Islands. The property was built in 1989. Adjacent land will be developed with 132 additional units and 40,000 square feet of commercial space. The property is managed by Neristar.

THE SONY-NIKE BUILDING 100,000 square foot
Multi-level specialty retail property located on the "Magnificent Mile" in downtown Chicago, Illinois. This property is leased to Niketown, Sony and Cole-Haan.

830 NORTH MICHIGAN AVENUE 125,000 square foot
Multi-level urban specialty retail property located on the "Magnificent Mile" in downtown Chicago, Illinois. The property is leased to Borders Books, Ghirardelli Chocolates, Victoria's Secret and Filene's.

SOUTH TOWNE MALL 1,254,000 square foot
Two-level enclosed regional shopping mall located in suburban Salt Lake City, Utah. The property was completed in 1986 and expanded in 1995 and 1997. It is anchored by ZCMI, J.C. Penney's, Mervyn's and Dillard's.
